REIMAGINING BROWNFIELDS: BUILDING THE FUTURE OF URBAN SPACES

At the beginning of August 2024, we completed the revitalization of a part of Warsaw's Targówek, we handed over for tenants use FRESH WARSAW by LemonTree – one of our projects. The complex, which just a year ago was only an idea, has today become a place where modernity meets history, and functionality merges with aesthetics. The first tenants, including Elmark, Media Expert, VBH, and IOW, have already recognized the uniqueness of this place, where architecture harmonizes with modern technological solutions.

“FRESH WARSAW”: A New Standard for Targówek

FRESH WARSAW by LemonTree is more than just a logistics complex – it’s a space that redefines the industrial landscape of the district. Instead of the classic, simple rectangular forms associated with warehouses, here we have buildings that combine elegance with functionality. The two buildings, spread across a total area of 33,000 sqm, set a new standard in warehouse design. Thoughtful facades, adorned with filigree overhangs, draw attention and bring harmony to the industrial fabric of Targówek. This space inspires and pushes beyond the traditional understanding of industrial functionality, becoming a symbol of its new definition.

Different than usual

DSC_3520_wkIn designing FRESH WARSAW by LemonTree, we dared to break away from accepted standards. We moved away from conventional designs, creating a space that is more than just a place for business. It’s a place that inspires and sets new benchmarks for logistics complexes. The symmetrical layout of the buildings, along with the aforementioned filigree overhangs surrounding the complex on two sides – every element was designed with the future in mind, while preserving a unique, timeless character.

 

 

 

The Identity of the Place

FRESH WARSAW by LemonTree is an example of a new perspective on the development of post-industrial areas and a building with an identity. The name of the complex is no coincidence – "Fresh" signifies not only the revitalization of the area but also the innovative approach we are bringing to this part of Warsaw. It’s a place that transforms neglected land into a dynamic, bustling complex. We revitalized a space of the past, creating a modern business environment that not only fulfills its functional role but also adds new value to the urban fabric.

A Sustainable Approach

That’s why FRESH WARSAW by LemonTree was designed from the outset to minimize environmental impact and improve the quality of life for its users. Green roofs provide excellent thermal insulation, and vertical greenery on the facades not only enhances the buildings’ aesthetics but also improves air quality. The use of energy-efficient LED lighting and destratifiers not only generates savings but also ensures comfort in every space. We preserved Italian poplars and small-leaved linden trees, which now form a green barrier around the complex, emphasizing our respect for the history and nature of the area while looking to the future.

The proximity to the M2 Trocka metro station and the PKP Warszawa Zacisze-Wilno train station makes the complex an ideal workplace for those using public transport. FRESH WARSAW by LemonTree also supports sustainable transport – a bicycle path leading to the complex and two covered bicycle parking areas provide convenience for cyclists. Additionally, electric vehicle charging stations, which will soon be available 24/7, promote e-mobility and the decarbonization of urban transport.
