Building Management System, commonly known as BMS, is simply a building management system – a tool that integrates, controls and monitors the operation of multiple building systems and equipment. It is particularly common and widely used in office buildings and shopping centres, but is increasingly being implemented in warehouse properties as well.

 

The primary purpose of a BMS is to provide automatic, efficient and effective control and monitoring of sanitary, electrical and low-voltage systems. When properly designed and implemented, it enables the optimisation of key equipment and systems in a building, resulting in lower operating costs, greater user comfort and more effective preventive maintenance by technical service teams.

An integral component of a BMS is an EMS (Energy Management System). Its purpose is to continuously measure energy consumption, including collecting data from remotely read meters, analysing deviations in both energy consumption and generation, and controlling the flow of energy between devices. This is particularly important in buildings with their own energy generation sources, such as photovoltaic installations. An important EMS function is also power distribution between devices and the ability to use dynamic energy tariffs. In buildings equipped with extensive photovoltaic installations and energy storage systems, these solutions are crucial for effective cost management.

Although BMS solutions are widely known and have been used for many years in office buildings and shopping centres, they are also increasingly being introduced in logistics and warehouse facilities. The operating principle of a BMS remains broadly similar regardless of the type of commercial property. The difference lies, however, in which systems the BMS manages and what the needs of end users are. Therefore, a BMS concept developed for an office building cannot simply be transferred to a warehouse facility – something that designers and system integrators still do not always take into account.


BMS and EMS in LemonTree buildings   

At LemonTree, we place great emphasis on environmental considerations and sustainable construction, which are an important part of our business strategy. We deliver modern properties to the market that are optimised in terms of energy efficiency and operational performance, use low-emission energy sources and construction materials, and at the same time provide a friendly and comfortable environment for our tenants and their employees.

The implementation of BMS-equipped warehouse and service buildings was a natural step towards further development and continuous improvement of LemonTree projects. Our priority is to ensure that these systems are above all useful and functional in our properties. We implement them in a way that genuinely supports the reduction of building maintenance costs while maintaining a high level of comfort for users. A BMS should not only provide insight into the property and serve as a working tool for technical service teams, but also enable more efficient preventive maintenance and faster prediction of events than would be possible through human intervention alone.

We also ensure that BMS systems in LemonTree projects are open, easy to integrate and prepared for further use of data. This makes it possible to access and manage information through an external integration layer. The system should remain flexible and allow the scope of control to be extended to additional equipment. This is particularly important for properties that are not yet fully leased, as well as when new tenants with specific operational requirements move in.

Secure remote access to data and the ability to change settings without requiring a technical service employee to be physically present on site are standard features of our installations. This allows us to quickly verify the condition of equipment, adjust system operating parameters to meet tenant requirements and manage the working time of technical teams more efficiently. In the long term, this translates into better organisation of technical service operations and optimisation of property operating costs.


BMS, EMS and AI – towards intelligent building management

As subsequent LemonTree projects are commissioned, we continue to develop and refine the concept for future BMS and EMS systems. A well-designed and properly implemented system should enable centralised management – both by people and with the use of modern technological solutions, including artificial intelligence-based tools. Modern integration systems make it possible to identify unusual or excessive energy consumption, manage it and optimise the operation of HVAC systems, including heating, air conditioning and ventilation. An external operator can integrate data from BMS sensors with information from other sources, such as weather parameters, current energy prices or historical data on building performance and use. This enables effective, real-time operational decision-making. This is a direction in which we will certainly continue to move as our property portfolio grows.

Technology designed to serve tenants   

The overarching objective of optimising our properties is the well-being of the tenants and users of the buildings we develop and subsequently manage. One of our tenants highlighted that one of the best decisions made at the space fit-out stage was the creation of an attractive and efficiently designed office and social area. Such spaces provide comfortable working conditions and can help organisations respond flexibly to changing external factors. An employee who is satisfied and feels comfortable in their workplace is more likely to stay with the company for longer.

Contemporary office areas in warehouse facilities are increasingly less likely to be simple back-of-house spaces separated within a warehouse hall. Instead, they are becoming fully equipped areas with conference rooms, lifts and systems typical of modern office buildings, where comfort and working conditions are of key importance. This makes specialised monitoring, control and management via a BMS all the more necessary. This allows us to create working environments in which building users are properly supported, while systems operate with both human comfort and energy efficiency in mind.

Energy cost optimisation is currently one of the key challenges, particularly for tenants whose operations involve high utility consumption. For many of them, the ability to monitor consumption is particularly important – both for planning and adjusting budgets and in the context of ESG reporting.

Efficient management of building systems also contributes to tenants’ operational efficiency. Fewer failures and disruptions, made possible through faster and more effective preventive action, represent significant business value from their perspective. A well-configured BMS makes it possible not only to monitor data through visualisations and dashboards, but above all to predict events, act proactively, continuously modify system operating parameters and genuinely optimise building performance, thereby representing an attractive value proposition for every property user.
